Commercial refurbishment in Sydney, with the building open

How we refurbish Sydney commercial buildings that stay open: amenities, end-of-trip, lessor works and services upgrades, staged around tenants.

Most commercial refurbishment in Sydney happens in buildings that can't shut. Tenants still need the bathrooms on their floor, the lifts keep running and the lobby still has to look the part on Monday morning. That's the work we do most, for building owners and for the tenants inside.

What owners usually refurbish

Amenities and bathrooms, end-of-trip facilities, lobbies and common areas, and the services behind them. Owners call the package lessor works. At 25 Martin Place we delivered Dexus's lessor works, including all the amenities, with the building open the whole time. At Lidcombe Shopping Centre we upgraded the amenities shoppers use every day.

Stage it so the building keeps working

We split the building into areas and plan the order so people always have working amenities close by. Building management and tenants know what's closed, when, and who to call. The noisy and dusty work happens before or after business hours. Our guide to planning works in an occupied building goes through this step by step.

Choose finishes for the traffic

A busy building's bathrooms get hammered all day and cleaned hard every night. At 25 Martin Place we helped research and choose the flooring and bathroom finishes, warranties included, so they'd be set and forget. We went back after handover to check how they were holding up.

The services come with it

Once the ceilings come down, a refurbishment often becomes a services upgrade as well: lighting, power, plumbing, fire services and mechanical. We coordinate all of it under our contract and tell you early about anything we find.

Older buildings need a lighter touch

In an older or heritage building the new work has to fit around the original fabric. At 33 and 41 George Street in The Rocks we did a heritage interior refurbishment for CBRE. There's more on that kind of job on our heritage page and in when a building needs restoration.

Refurbishing a tenancy

If you're a tenant improving the space you're already in, read office fit-out or refurbishment first. It covers working with staff still at their desks.

Send us the scope, even a rough one, plus the hours the building allows. Dylan, Matt or Neil will walk it with your building manager and come back with a staged program. Get in touch or see our commercial work.

Questions people ask

Can you refurbish while tenants are in the building?

Yes, it's most of what we do. We stage the work so there's always a working set of amenities nearby, and we do the noisy and dusty work early or after hours.

What are lessor works?

Work a building owner does to the base building, like end-of-trip facilities, bathrooms, lobbies and common areas. At 25 Martin Place we delivered Dexus's lessor works package, including all the amenities.

Do refurbishments need approval?

Sometimes. It depends on the building and whether the work touches structure, fire safety, services or the use. We'll help you confirm the pathway before work starts.

Do you work for tenants as well as owners?

Yes. We refurbish tenancies for the people in them and base buildings for the people who own them.
