Aged care and retirement village refurbishment

Laidre refurbishes aged care homes and retirement villages across Sydney and NSW while residents stay at home. We turn over independent living units (ILUs) and villas, redo rooms and bathrooms in residential aged care facilities (RACFs), refurbish community centres and take on capital works like re-roofs. Recent work for Aveo, Uniting, Whiddon and RFBI runs from Mosman to Narrabri and Coffs Harbour.

It's someone's home before it's a job site

When we refurbish a retirement village or an aged care home, people are living a few metres from the work. They hear the drill. They walk past the hoarding to get the mail. None of them chose to have builders around.

So we keep the work inside the room or unit we're in. We talk to the village manager before the trades arrive, so residents know what's happening and when. We keep paths clear for walking frames and wheelchairs, clean up every day, and keep residents out of our photos unless they've said yes.

There's a second reason. An empty unit is a home nobody can move into. For the operator that's lost income, and for the next resident it's a wait. Getting units back into use on time helps both.

ILU and villa refurbishments

Full refurbishments of independent living units (ILUs) and villas between residents: demolition, waterproofing, tiling, new kitchen joinery, flooring and finishes, then a completion checklist so the operator knows exactly what's been done. We're refurbishing units for RFBI across NSW, in Goulburn, Berry, Basin View and Coffs Harbour.

RACF rooms and bathrooms

Room by room in a working residential aged care facility (RACF). New flooring, skirting and paint in resident rooms. Bathrooms with new vinyl, a vanity with the power point built in, and sensor lighting. We do one or two rooms at a time and hand each one back before starting the next, like the bathroom program at RFBI Hawkins and the flooring program at Whiddon's Robert Young home in Narrabri.

Community centres and shared spaces

The community centre is where a village eats together, holds its activities and sees visiting family. We've worked on community centres at Aveo Manors of Mosman, Aveo Bayview Gardens, Aveo Fernbank and Uniting Mayflower in Westmead, and we're on site now upgrading the dining room at Aveo Lindfield Gardens and the shared spaces at Aveo Minkara. We sweat the details older residents notice, like the hearing loop and the accessible path from the carpark at Bayview.

Capital works and re-roofs

The bigger jobs an operator plans a year or two ahead: re-roofs, building upgrades, paths, fences and access. At Uniting Mayflower in Westmead we re-roofed buildings and upgraded villa fences and paths, all with residents at home.

How we work around residents

  • Before we start

We walk the site with the village or facility manager and agree work hours, quiet times, access routes and where materials go.

  • Staging the program

We stage it by room, wing, floor, building, common area or unit release, whichever suits how the home runs day to day.

  • Notice for residents

Residents get the dates for noisy work in advance, through the village team.

  • Fire safety

Isolations are booked with the facility for each work day and closed out at the end of every day.

  • Contained work

Dust screens and floor protection at the room or unit entry. Work stays inside the space we're in.

  • Weekly reports

Photos and progress every week to the operator's property team.

  • Handover

A completion checklist for every room or unit, then a defects walk with the client.

From our current jobs: at Whiddon in Narrabri the flooring installer booked fire isolations with the Village Managers for every flooring day. At Aveo Minkara there's no noisy work before 10am and none on weekends. Every RFBI unit is handed over with a completion checklist.

Questions operators ask us

Can residents stay in the village while you work?

Yes. Almost all our aged care and retirement living work happens with residents at home. We plan hours, access and noise around them, keep the work inside the room or unit we're in, and clean up every day.

Do you work in aged care outside Sydney?

Yes, across NSW. Recent jobs include Narrabri, Goulburn, Berry, Basin View, Coffs Harbour and Bayview as well as Sydney.

Can you run a rolling program across a home or a portfolio?

Yes. At RFBI Hawkins we refurbish resident bathrooms two at a time and hand each pair back before the next starts, with 14 handed back by mid-October 2026. For RFBI Retirement Living we refurbished five units across four towns on one program.

How do you handle fire safety in an occupied home?

Fire isolations are booked with the facility for each work day and closed out at the end of every day. At Whiddon's Robert Young home in Narrabri, the flooring installer booked isolations with the Village Managers for each flooring day.

How will we know what's happening on site?

Your contact gets a weekly report with photos. At handover there's a completion checklist for every room or unit, then a defects walk with you.

How quickly can a vacant unit be turned around?

It depends on the scope. We'll give you a program with our quote and work to the turnaround you need.

Are you ISO certified?

Yes. ISO 9001, ISO 14001 and ISO 45001, through Citation Certification.

Can you help when residents are moving in or out?

Yes. Timing in retirement living and aged care often needs to line up with occupancy changes, so we coordinate works around unit availability, handover needs and agreed completion dates.

Can you help us prioritise work across several units or areas at once?

Yes. When several rooms, units or common areas all need work, we'll help you put them in a sensible order based on urgency, access, budget and how the site runs.

Can you pick up a refurbishment from an existing scope or brief?

Yes. We're happy to work from your scope, brief or specification, and we'll flag anything that needs sorting before work starts.

Do you do capital works, like re-roofs?

Yes. Alongside unit and room refurbishments we take on capital works across a village, like the re-roof and the villa fences and paths at Uniting Mayflower in Westmead. We plan them the same way, around residents.
