D&C
How design and construct (D&C) works
D&C puts one builder in charge of design and construction under one contract. How it works, what we look after, and when it suits a job.
With design and construct (D&C), you sign one contract with one builder for both the design and the build. We bring in the designers and consultants, own the program and the price, build the job and look after the defects period. You have one team, and one person to call.
Why it helps
When the design and the build sit with different parties, there's a gap between what's drawn and what can actually be built, on budget, on site, with the place still running. With D&C, the people who'll build it are in the room when it's designed. A detail that can't be built, or a finish that won't survive the cleaning, gets fixed on paper.
What we look after
- The brief and scope, worked out with your property, venue or capital works team
- Designers and consultants, engaged by us
- Finishes and products, chosen with warranties and cleaning in mind
- Approvals and certification
- The program, construction, handover and the defects period
An example: Bucketty's Brewing Co.
We designed and constructed Bucketty's new venue in Brookvale with North + North and Kiwi Creator. The brief was to reuse, recycle and repurpose. The fit-out was planned around salvaged materials: timber from a 100-year-old bridge for the tables, pallets donated by local businesses, old kitchen cupboards for the dart boards, and rusted iron from a blown-over farm shed for the bar.
Who it suits
Clients who'd rather not manage designers, consultants and a builder separately. It also suits repeat programs, like a run of tenancies, units or bathrooms, where the same details get used again and again.

Questions people ask
Does D&C suit every project?
No. It suits jobs where you know what you need and want one team responsible from the brief to the keys. If you already have a full design you're happy with, a standard build contract may suit better.
When should we bring a D&C builder in?
As early as you can. Early on, a change costs a phone call. Once it's drawn, approved and ordered, the same change costs time and money.
Do we lose control over decisions with D&C?
No. You still make the big calls on layout, finishes and budget. We bring you the options, with what each one means for cost and time.
What if our brief isn't finalised yet?
That's normal. Part of the early work is pinning down what you need, what the site allows and what has to happen next.
